Application process-- We do not like to waste people's money during the app=
lication process, so we prefer to delay the actual tenant screening until a=
ll questions have been answered and you have had the chance to look at the =
property, meet us, and make up your mind.  So there are two steps to the ap=
plication--- The first step is a simple preliminary application we have jus=
t to keep you on file and keep the queue.  Then we can look at the property=
 and you can decide if you want to complete the tenant screening.  There is=
 no cost for the preliminary application which can be found at:

Note: This preliminary application is required before being invited to tour=
 the house.

Please note that on this preliminary application the information will not b=
e sent to a screening agency. Please do not put your correct driver=92s lic=

Tenant Screening-- If, after seeing the property, you would like to move fo=
rward and apply, we will sequentially invite prospective renters to submit =
a formal application and have a background check performed (through TransUn=
ion SmartCheck Premium service) for everyone who will be living in the hous=
e that is 18 or older. They will do the background check, income check, cre=
dit, eviction, etc., and they basically give us a 'tenant score'.  You can =

uring the application process you will pay them directly.

Information about the home - Built by Richmond Homes in 2021, this 3 bedroo=
m, 2.5 bathroom home with approximately 2190 square feet of living space pl=
us a two car garage. In a great location with easy access to the Orchards a=
rea of Vancouver, Prairie High School, shopping, dining, and SR 503. Cute b=
ack covered patio area and fenced yard provide a nice personal outside spac=
e. Front yard maintenance is included in the rent so no need to mow or weed=
 the front area. You will need to water both the front and back yards to ke=
ep them green and mow and weed the backyard. Back yard mowing service is av=
ailable for an additional fee.
HOA--This property is part of an HOA (homeowner=92s association). We will p=
rovide you with a copy of the rules of the HOA.
Lease Term=97The minimum lease term is 12 months.

Rent --The base rent is $2,950/month due on the 1st of the month.  We use a=
utomatic drafts for all rent payments.
Security Deposit--The security deposit is 2x monthly base rent ($5,900).  T=
his money goes into a separate savings account until you move out, and is g=
enerally returned in full unless needed for damages, unpaid utilities, etc.

Move in Cost -- Before moving in, the total amount due will be the security=

Regarding pets --We appreciate the value of pets and allow pets on a case-b=
